Quantity Surveyor (Commercial Manager)

We are looking for a self-assured, reliable Quantity Surveyor to supervise all the company's commercial projects and to manage the costs on each project, help to ensure that the construction project is completed within its projected budget, analyze existing budgets and make improvements, review plans, and prepare quantity estimates, negotiate with various contractors and vendors, as well as building relationships with clients and site managers. You will be part of the project team in all the stages of the project.  Your tasks will include directing and coordinating the construction team and all subcontractors, ensuring tools, equipment, and material are available, preparing reports, negotiating contracts, and analyzing risks. You should be able to work well within a team and liaise with external vendors.
To be successful, you should have a methodical approach, superb interpersonal skills, in-depth knowledge of construction management and be familiar with health and safety regulations, have excellent communication skills and great attention to detail, be able to negotiate with a range of professionals, make accurate time and cost estimates, and resolve any issues that arise. Outstanding candidates will be one that is not only great at analyzing costs, but they also know how to read people and tailor their negotiation strategies to ensure the best possible outcome. You need to demonstrate that you have an analytical mind, superb organizational skills, and good negotiation strategies.
 
Responsibilities
  • Calculating major construction cost estimates, and be involved in the planning, development, negotiation, and contract execution of a project.
  • Negotiating the best contracts to ensure maximum profitability.
  • Obtaining relevant permits and licenses.
  • Determining the necessary resources (time, cost, labor, materials) for each project.
  • Hiring staff and contractors.
  • Providing guidance and supervision as required.
  • Assessing the progress and performance of all workers involved.
  • Performing detailed analyses and drawing up reports for relevant stakeholders.
  • Ensuring compliance with all building, safety, and governmental regulations.
  • Reviewing construction plans and preparing quantity requirements.
  • Scrutinizing maintenance and material costs, as well as contracts to ensure the best deals.
  • Liaising with site managers, clients, contractors, and subcontractors.
  • Preparing reports, analyses, contracts, budgets, risk assessment, and other documents.
  • Advising managers and clients on improvements and new strategies.
  • Keeping track of materials and ordering more when required.
  • Documenting any changes in design and updating budgets.
  • Establishing and maintaining professional relationships with external and internal stakeholders.
  • Traveling from the office to various sites as required.
  • Travel is necessary to visit sites and staying on the project for a designated duration.  
  • Working hours are typically standard office hours, but strict deadlines mean longer hours, weekends and being on-call are all possible and expected.
  • Determining the total cost of materials, equipment, utilities, and labor for construction projects.
  • Researching construction documents and analyzing specifications.
  • Preparing estimates for planning, organizing, and scheduling project work.
  • Managing pre-qualification and pre-bid submissions.
  • Preparing estimates to meet project goals, such as setting work hours, sequencing tasks, obtaining materials, and securing the best deals with vendors and subcontractors.
  • Ensuring that relevant documents and budgets are submitted before a bid deadline.
  • Regularly reporting to Management and keeping clients updated on the project status.
  • Formulating contingency plans and effectively managing risks that might impact cost and time estimates.
  • Keeping track of the latest estimating technology and industry-related techniques.
  • Collaborating with other teams, conducting site visits, and providing other services, like bid deliveries, when required.

Skills and Requirements
  • Bachelor's degree in Quantity Surveying, Construction Management, Architecture, Engineering, Management, or similar.
  • 5-8+ years’ relevant experience preferably in camp construction projects. 
  • Relevant certification may be required.
  • Construction estimating 
  • Finance experienced is an advantage.
  • Strong analytical and critical thinking skills.
  • Excellent knowledge of construction.
  • Excellent negotiating and interpersonal skills.
  • Ability to organize, plan, and strategize.
  • Great networking abilities.
  • Advanced understanding of construction processes, principles, materials, and tools.
  • Excellent leadership abilities.
  • Great time management and organizational skills.
  • The ability to communicate clearly.
  • Good critical thinking and problem-solving skills.
  • Brilliant management and negotiation skills.
  • Ability to closely collaborate with other project teams and stakeholders.
  • Excellent research, proposal writing, and oral presentation skills.
  • Extensive knowledge of best industry practices and standards.
  • Advanced computer skills and demonstrable competency with computer software.
  • Ability to travel extensively and perform site visits. And stay on site for a designated period.
  • Negotiate with a range of professionals, make accurate time and cost estimates, and resolve any issues that arise. 
  • Fluent in English.
